Bathroom Remodeling in Dublin, OH

If your Dublin bathroom still has the tub, surround, and fixtures the builder put in when the house went up, you are not behind schedule. You are right on it. Most of the homes we work in across Dublin were built between the early 1980s and the mid 2000s, which means the master bath is now 20 to 40 years old and the builder-grade fiberglass and cultured marble that looked fine at closing have quietly worn out. We are Hayes Bath Co., a bath-only remodeling crew based in Delaware County. We remodel bathrooms in Dublin every week: tub-to-shower conversions, shower rebuilds, bathtub replacements, and walk-in tubs, most of them measured, built to fit, and installed in a single day, with a written flat quote before we start.

Hayes Bath Co. remodels bathrooms in Dublin, OH: tub-to-shower conversions, shower remodels, bathtub replacement, and walk-in tubs, most installed in one day with a written flat quote first. Call (740) 555-0100 for a free in-home design consultation in Dublin.

Dublin homeowners usually call us for one of three reasons. The oversized jetted tub in the master suite has not been filled in years and they want that space back as a real shower. The one-piece fiberglass tub and shower unit in the hall bath is flexing, stained, or cracked at the drain. Or a parent is moving in, or knees and hips are making a high tub wall a daily problem, and the bath needs to be safer without looking institutional. All three are wet-area jobs, and the wet area is all we do.

Bathrooms in Dublin

Dublin has several distinct housing eras, and each one fails in its own way.

The oldest stock sits in and around historic Dublin Village, the limestone core along the Scioto River near Bridge Street. Some of these homes are a century old or more, with small original bathrooms, cast-iron tubs, and plumbing that has been patched through several remodels. Space is tight, walls are not always square, and the work is about fitting a modern, watertight shower or tub into a footprint that was never generous to begin with.

The big growth era is the 1980s and 1990s, when subdivisions spread across the township side of Dublin on both banks of the Scioto. Muirfield Village, built around the golf course Jack Nicklaus designed and home of the Memorial Tournament, set the pattern: large two-story colonials with a big master suite, a soaking or jetted tub under a window, a separate small shower stall, and a hall bath with a one-piece fiberglass tub and surround. Tartan Fields, on the Arnold Palmer course in the northwest part of the city, followed the same formula through the 1990s and 2000s. Ballantrae, with its dancing hares sculpture and its mix of colonials and patio homes, added thousands of similar baths in the 1990s and 2000s. Neighborhoods like Brandon, Wyandotte Woods, Shannon Glen, and the streets off Brand Road and Avery-Muirfield Drive all share the era.

The details differ by house, but the failure list is consistent:

  • Jetted and garden tubs that take up a third of the master bath, with jets nobody runs and surrounds of cultured marble that have yellowed, crazed, or stained.
  • Undersized shower stalls, often a 32-inch corner unit with a framed door, where grout lines crack, the fiberglass or tile base flexes, and water gets behind the walls.
  • One-piece fiberglass tub and shower combos in hall baths that were installed before the drywall went up. They cannot come out in one piece, the finish has gone dull and porous, and scrubbing no longer gets them clean.
  • Brass and polished-brass-era fixtures, single-handle valves with no pressure balancing, and showerheads mounted too low for anyone over six feet.
  • Tile surrounds from the 1990s with failing grout and soft spots in the wallboard behind them, especially at the tub edge and around the valve.
  • Vinyl sheet floors and particleboard vanities in secondary baths that have swollen from years of splash water.

The 2000s and 2010s stock, including the newer streets in Ballantrae, the condos and townhomes around Bridge Park on the east bank of the Scioto, and the larger homes off Emerald Parkway and along the SR-161 and US-33 corridor, is starting to show the first round of the same problems: builder fiberglass surrounds cracking at the seams, caulk joints that will not stay sealed, and owners who bought a nearly new home and already dislike the primary bath. In Bridge Park's attached homes and the patio-home communities, we also see a different request: owners in their sixties and seventies who plan to stay put and want a low-threshold shower and grab bars done before they are needed, not after a fall.

Dublin is on Columbus water, and the water is moderately hard. It is not the worst in the county, but over twenty years it leaves scale on showerheads and valve cartridges, spots glass, and eats at chrome finishes. When we open a valve wall in a 1990s Dublin home, a scaled, corroded cartridge is the rule, not the exception, which is one reason a like-for-like surround swap that ignores the valve is a job half done.

What We Do in Dublin

We do the wet area of the bathroom: the tub, the shower, and the walls and plumbing that serve them. That focus is the whole reason the one-day system works, and every service below is work we do in Dublin homes regularly.

  • Tub-to-shower conversions. The most common job we do in Muirfield Village, Tartan Fields, and Ballantrae master suites. We remove the jetted or soaking tub, set a solid-surface shower base in the same footprint or an expanded one, run full-height wall panels, and finish with a new pressure-balanced valve, a real showerhead at a sensible height, and your choice of bench seating, recessed storage, and grab bars. A conversion usually frees up enough room for a shower that is twice the size of the old stall.
  • Shower remodels. When the shower stall itself is the problem, we tear it back to the studs, replace the valve and drain, and build a new shower with a grout-free wall system, so there is nothing to re-grout and nothing for water to get behind.
  • Bathtub replacement. For hall baths and kids' baths where a tub still makes sense, we remove the old fiberglass unit or worn cast-iron tub and install a new, deeper soaking tub with a full-height surround. This is the standard fix for the flexing one-piece units all over 1980s and 1990s Dublin.
  • Walk-in tubs. For homeowners who want to keep bathing but need a safer way in and out, we install walk-in tubs with a watertight door, low step-in, built-in seat, and grab bars, sized to fit the existing alcove in most cases.
  • One-day bath remodels. Many conversions and replacements follow our one-day pattern: the design consultation and measurement happen first, every part is built or cut to fit your bath before install day, and the old unit comes out and the new one goes in on the same day.
  • Accessibility upgrades. Low and zero-threshold entries, strategically placed grab bars with proper blocking in the wall, handheld showerheads on slide bars, and built-in or fold-down seating. We plan these with you at the consultation so they look like part of the design, because they are.

Every job starts the same way: a free in-home design consultation in your Dublin home, real measurements, finish and fixture samples in your own light, and a written flat quote. The price we put in writing is the price, and it does not change because the job took longer than we hoped or the wall had a surprise in it that a normal inspection would not have caught.

Recent Work Patterns in Dublin

Patterns repeat so reliably across Dublin that we can usually name the job from the subdivision and the year the house was built.

In the 1980s and 1990s streets of Muirfield Village and the surrounding neighborhoods off Muirfield Drive and Glick Road, the pattern is the master suite conversion: a jetted tub that has not run in a decade comes out, the small separate stall is folded into the new footprint, and the result is one large walk-in shower with a bench and a handheld wand, plus a linen area or simply open floor where the tub deck used to be. Hall baths in the same homes usually get a new tub and surround a year or two later, once the owners see the difference.

In Ballantrae and Tartan Fields, the pattern splits. Primary baths follow the same jetted-tub-to-shower path, and the patio homes and smaller plans in those communities often ask for the safety version of it: curbless or low-threshold entry, grab bars at the entrance and on the back wall, and a seat, planned by owners who are thinking ten years ahead. Guest suites and finished-basement baths in these neighborhoods tend to be surround replacements, where the fiberglass unit is simply worn out.

Around Bridge Park and the attached housing on both sides of the river, jobs are smaller in footprint and more precise. Space is at a premium, owners are often downsizing from larger Dublin homes, and the work leans toward converting a tub and shower combo into a single comfortable shower so the bath feels bigger, with storage niches doing the work a bulky vanity used to do.

In historic Dublin Village and the older streets near the river, the pattern is the one-bath rescue: a small, tired bathroom where we replace a worn tub and surround or convert to a compact shower, working carefully around older plumbing and walls that are not plumb. These jobs take more planning at the consultation, and we say so plainly, because squeezing a modern system into a 1920s footprint is not the same as working in a 1998 colonial.

Across all of Dublin, the secondary pattern is water damage found on opening: soft wallboard behind tile, a drain that has leaked slowly into the subfloor, or a valve that has been weeping inside the wall. Because we quote a flat price after seeing the bath in person, those findings are handled inside the job we quoted, not as a stream of change orders.

Getting a Quote in Dublin

Start with a call to (740) 555-0100 or the form on this page. We will set a time to come to your home, whether that is off Sawmill Road, up in Tartan Fields, or across the river at Bridge Park. At the consultation we measure the bath, look at the plumbing we can see, talk through what is bothering you and what you want instead, and show you the actual wall, base, fixture, and glass options in your bathroom's light.

You then get a written flat quote for the full job: removal, disposal, plumbing, installation, and finishes. It is one number for the work we described together, and it holds. There is no pressure to sign at the table and no discount that expires if you sleep on it. If you want a second bath quoted while we are there, we will measure it too.

When you are ready, we schedule the install. Most Dublin conversions and replacements are finished in one day; on the morning of the job we protect floors from the door to the bath, shut the water off only for the part of the day it has to be off, and by the end of the day the old unit is gone and the new shower or tub is in. Sealants need their cure time before the shower is used, and we will tell you exactly when it is ready, usually the next day.

Questions

Dublin bathroom questions

How much does a tub-to-shower conversion cost in a Dublin master bath?+

It depends on the size of the new shower, the wall and base finishes, glass, and fixtures you choose, and most Dublin master conversions land in the $9,000 to $15,000 range. Larger showers with full glass enclosures and added plumbing work can run higher. Your written quote is built from your bath and your selections at the consultation, and it is a flat number, not a starting point.

Can you really finish a remodel in one day in an older Muirfield Village home?+

For most conversions and tub replacements, yes. The system is measured and prepared before install day, so the day itself is removal and installation, not design decisions. Homes in the older parts of Dublin Village sometimes need extra plumbing or framing work once a wall is open; if we think your bath is one of those, we will tell you at the consultation and quote it honestly rather than promise a day we cannot keep.

What happens to our jetted tub and the empty space where it was?+

We remove and haul away the old tub as part of the job. In most master suites the new shower takes the tub's footprint and part or all of the old stall's space, which is how a cramped 32-inch stall becomes a shower you can actually turn around in. If you would rather keep a tub, we will design around a new soaking tub instead. It is your bath; the consultation is where we lay out both options with real prices.

Do you work in condos and townhomes around Bridge Park?+

Yes. We remodel baths in attached homes and condos across Dublin, including Bridge Park. Those jobs often need coordination on parking, elevator or stair access, and association rules about work hours, and smaller baths need careful planning to make the space work harder. We sort the logistics out with you before install day so there are no surprises for you or your neighbors.
